This 28 unit 30,000sf mixed use project is located in the emerging upper end of SE Divisions commercial zone. The design explores the mixture of Live + Work ground floor units and studio lofts that have light on two sides. The “L” shape scheme incorporates an exterior circulation system that also acts as outdoor space for the bedroom space for each unit. The structure is a prefabricated system that maximizes efficiencies while minimizing the primary frame cost – this frugality of efficient components allows the richness of material selection for the balance of the project. The courtyard unit will be the sculptural gesture to the otherwise simple composition of planar elements. Schedule to start construction in the fall of 2006.
